Property value in Abuja is presently the highest in Nigeria. It is every property investors' dream to own property in Abuja.

A good example is vacant estate plot of about 2 hectares (20, 000m2) purchased by us on behalf of our clients (name withheld). The vacant plot was bought for N16million in 1998 and is presently valued at N80million in 2001.

This translates to an increase of 500% on the value of the land in question, over a period of less than three years i.e. an increase of 167% in just a year.

This would be termed as a good investment by all indications

We must also commend the federal Government of Nigeria for encouraging private investments in the Real Estate with impressive estate development schemes by CITEC, Adkan and F.H.A.

Rental values

It is worthy to mention here that properties such as blocks of flats of 3 bedroom, 2 and 4 bedrooms are in high demand and command good rental values of say N650,000.00 per annum for a three bedroom flat, N350,000 to N400,000 per annum for a 2 bedroom flat and N750,000 to N800,000 per annum for a 4 bedroom flat.

Other accommodation like 1 bedroom flat and 1 room self contained also command good rental values of N250,000 per annum for 1 bedroom flat and N150,000 per annum for 1 room self contained. This is because these cadres of accommodation are for the low and medium classes of people.

Duplexes of 5 bedrooms and 6 bedrooms with boy's quarters attract rental values of between N2.5million to N3million and above depending on location and finishing. The demand for them is not very much because of the high rental values. This is because only chief executives of parastatals, corporate bodies and top government functionaries can afford to pay for such accommodation.

More so we will like to advice that an average investor should invest in developing properties such as blocks of flat, and 1 room self contained because the demand for such accommodation is high and capital involved is likewise not much except for the price the purchase of land.
